Cleaning/Power Sweeping

Cleaning is an important part to every maintenance job. Dirt can act as a sponge and increase dry time on your asphalt which is not good. This means weather stays on your lot longer allowing the water to do more damage! Ironclad uses industry specific machinery to power sweep and power blow off every inch of your commercial parking lot. By doing this, it ensures faster dry time along with a quality sealcoat job if you fully protect your asphalt. Low quality cleaning will result in premature failure in crack seal and sealcoat. The team at Ironclad believe cleaning is the most important step in a quality sealcoat job.

Crackseal/ Crack Fill

Being one of the most effective forms of asphalt maintenance, crackseal is meant to form a resilient bond in the pavement using hot rubber. This prevents water from getting deeper into the asphalt and washing away the subgrade over time. It also stops water from freezing inside the asphalt and causing more damage. Untreated cracks will lead to those nasty potholes. Ironclad Asphalt uses either CrackMaster Supreme or 6690 type 1. These are very good forms of rubber rated for Colorado type weather.

Sealcoating/ Asphalt Sealing

Ironclad uses a Polymer Modified MasterSeal (PMM) which is a high solid mix asphalt emulsion. The best for the asphalt comes FROM the asphalt. This product is meant to stop the oxidization of the binders in the original asphalt, which is caused by UV rays, as well as protecting from water, oil and gas. This keeps the smaller aggregate in place allowing for the asphalt to keep that smooth texture everybody loves. PMM is a high solid mix (48-55%). High solids extend the durability of the sealer. Other conventional sealers are marked at a 40% solid mix and these are used largely by other companies. PMM has additives that make the color darker black for longer than most sealers other companies tend to use. (Coal-Tar)

Mastic Repair

This is a form of crackseal that adds aggregate into the mix such as granite and steel fibers to provide structure to the product. It is mainly meant for those larger/deeper cracks as well as small potholes and alligator areas. This product (Mastic Black) provides structure and flexibility to withstand Colorado’s ever changing climate.

Line Striping

Line striping is integral for proper traffic flow of a commercial parking lot . Improper striping can lead to congestion and unsafe conditions. Oil Spot Primer

Prep Seal Oil Spot Primer is an add on we offer to prevents oil spots from bleeding through the PMM sealer. Oil will prevent the sealer from adhering to the asphalt, but with PrepSeal it creates a barrier between the two, preventing any bleed through.
